Description	■^ November 21, 1986 DESCRIPTION OF CERTAIN STANDARDS. RESTRICTIONS AND CONDITIONS FOR THE DEVELOPMENT OF THE PROPERTY ZONING CLASSIFICATIONS Proposed zoning classifications of the property shall be in conformance with the zoning code of the City of Las Vegas and shall be limited to the following: a) All residential development shall fall within one or more of the conventional zoning classifications presently in existence for the City of Las Vegas. 2. 3. 4. 5. 6. RD - Single Family Residence - Restricted District R-PD5 - Residential planned Development District -5 ! R-l - Single Family Residence District R-CL - Single Family Compact Lot District R-2 - Two Family Residence District R-3 - Limited Multiple Residence District R-4 - Apartment Residence District Vn? b) Any and all commercial development shall fall within the zoning classifications noted below: P-R - Professional Office and Parking C-D - Designed Commercial District Any and all land uses, as defined by zoning classifications listed above, immediately adjacent to Husite, shall be compatible with Husite land uses. ARTERIAL AND ACCESS STREETS The location and design of all arterial streets and access streets (access street being defined as any street accessing the Property from arterial streets): Location (1) (2) X The location of Cheyenne Avenue, Buffalo Drive, Fort Apache Road/El Capitan Way and Smoke Ranch Road (if planned along the southern boundary of subject property) shall be substantially in accordance with Exhibit "A" attached (Master Concept 7, prepared by G.C. Wallace, dated March 12, 1986). The location of all access streets shall be in accordance with a general criterion which allows median crossings at minimum distances of 660 feet centerline to centerline. Specifically along Buffalo Drive all efforts shall be made to develop four-legged intersections with access roads exiting from the City of Las Vegas Technology Park.
