The Driehaus Form-Based Codes Jury was faced with a number of difficult decisions as they discussed the superb codes considered for the 2010 award. Therefore it is a great pleasure to tell you that The Commons: Urban Design Standards and Guidelines adopted by the City and County of Denver was one of only three codes chosen for the 2010 Richard H. Driehaus Charitable Lead Trust Form-Based Codes Award. In selecting the Denver Commons code, the jurors singled out these aspects of the code for comment:
This is a groundbreaking early form-based code with excellent built results.
The visioning and intent statements were so fine they made a convincing case for public and private support of the code. Area by area, the intent was clearly outlined.
The public realm requirements in the code were provided in great detail. A distinction was made between these required standards and additional guidelines on each subject.
This code could be emulated at any scale.
While this code was adopted as a PUD using “design guidelines” language, its essential elements could be replicated today as a form-based zoning district.
The other two outstanding codes selected for awards this year were Miami 21 and the Heart of Peoria Form-Based Code Districts.
We are looking forward to our joint presentation with you of your code at CNU-18 in Atlanta on Thursday, May 20th for a fast-paced intensive session focused on the three winning codes. Beginning at 2:00PM this 3-hour session will enable an-depth discussion of each code with presentations by the jurors and code representatives, with the added opportunity for persons attending the session to present questions and comments.
